How to Convert SHGB to SHM via the Sentuh Tanahku App: Check the Requirements and Steps!. |
Do you own a house with SHGB (Right to Build Certificate) status but want to upgrade it to SHM (Certificate of Ownership)? Good news—now the process is much easier and can be checked directly through the Sentuh Tanahku mobile app. Let’s break it down in a way that’s super easy to understand.
SHGB vs. SHM: What’s the Difference?
Before jumping into the process, it’s important to understand the difference between SHGB and SHM:
-
SHGB (Sertipikat Hak Guna Bangunan): This is the right to construct and own buildings on land owned by the state or another party, usually valid for 30 years and extendable.
-
SHM (Sertipikat Hak Milik): This grants full ownership rights to land and buildings, valid indefinitely and considered the highest legal land ownership status in Indonesia.
If you hold an SHM, you have full legal control over the land and property—no time limits, no extensions needed.
Legal Basis for SHGB to SHM Conversion
The ability to convert SHGB into SHM is clearly regulated under Government Regulation No. 18 of 2021. To support this, the Ministry of Agrarian Affairs and Spatial Planning/National Land Agency (ATR/BPN) has provided a complete guideline and digital access to streamline the process.
